Why Rent When You can own for less than renting???

Why are people in todays market still choosing to rent even with les than perfect credit or little to no money down? I would be more than happy to answer anyones home buying question or concerns in todays real estate market.

Why is the List Price So Low?

I looked into a property because I was interested in purchasing it. I first typed in the zip code and came up with 1134 properties. I found several that were listed at $1500.00, one at $1250.00, and one at $3500.00. It is the latter that I'm interested in. 115433 has a listed sales price of $3500 and the monthly payment is listed for $15.00. Even the aerial birdseye photo shows an estimate of 4K. This listing says nothing about leasing.

Then I clicked onto the listing partner Point 2, Laura Ludwig is the agent. This address is also listed as $3500.00 on this website

My agent left all the amenities off the original contract abd blaming me for not asking her why?

We in in the processof purchasing a home. A Home protection Plan, Top of the line washer dryver and stainless steel applinces were offered in the sale. The agent ood and ahhd over all the amenities, but negelected to put them on the contract. She stated banks don't like personal property on contracts and those items have to be negotiated. Not knowing alot about contracts, we did not know these items were to be on the contract. The buyers were under the impression that we were not intered in these items. Now we are really not on speaking terms with the agents because this was a 4,000 dollar mistake. She has since contacted the sellers and got the home protection but stated the appliances have been sold except the refrigerator in which we can buy for 650.00. We tried to rescind our counter offer and send a lower price but the sellers rejected it. We went through the roof and contacted a lawyer and requested that since our agent made the decision not to put these items on the contract she should pay the 650.00 as well as replace the appliances that were sold. We spoke with the broker who was told it was our fault for not knowing to ask question about the contract. We love the home and don't want to back out the deal but we don't want to lose $4000 either. Advise?

If the listing states home protection plan and appliances included, what do I need to do?

A Listing offered HSA Home Warranty and all appliances included in the sale. We made an offer based on the FMV of the home and the items that we to be included. To our amazement our agent never put the items on the contract or the counter offer, so the seller sold them and is now not offering the home warranty. Do we have any recourse? If so, with whom? Our Agent or Seller?

Let's say the price of the properties is 650K, and I get financed 600K. Ok still with me. The seller will take a note for 75K. Can I legally set it up that way to walk away with 25K for my next deal? Any advice is welcome. Warren

Kansas City, MO Construction Loan ?

I'm planning to build a home for my parents to rent in the Kansas City area. I've never built and gone the construction loan route, but my father has (though it's been a few years). Can anyone offer some general guidelines (I live in AZ so I won't be around to know what's happening on a daily basis) as to what I should expect to encounter? Also, any advice regarding a good bank/loan company to use for the construction loan would be appreciated.
