I am able to pick these rental houses up for 3000 a piece on the west side of indianapolis, off of west michigan st., just past white river. They will continue to be rentals and I am trying to figure out the major downside to doing this.They are already rented and they are properties that my dad has owned. Apparently the maintenance is up to date, even though they are kind of shabby on the outside.

Strategy for dealing with the bank on a REO?

I want a REO house in terrible shape (might not make FHA) that has been on the market for 70 days. I want to put in my offer letter that I will be decreasing my offer 2% for every 30 days therafter that the bank delays acceptance.

Is this an effective strategy to drive a response from them? I am low-balling them, too, and want 3% back.

I am a first time home buyer. With prices dropping I am finding many of the houses that I'm looking at seem to be priced more than what Zillow and other sites estimate the market value to be. I know there are a lot of factors, but how low is too low? Also, if I want the seller to pay all closing costs how does that factor into my decision? I live in the Washington DC area and housing prices are high here. Some of the houses I am looking at (I believe) are priced more than ten percent of what they're now worth.
