The property is listed at 52000.. a roof is needed, all four ceiling will have to be replaced due to leakage, hard wood floor is soft, and the backyard has water sitting donot know if sewage is working or not.

Buying new construction with a homebuilder's "trade in" program

I am interested to know if anyone has input on buying a new home from a homebuilder where the builder will let you "trade in" your current home as several builders in the Memphis area are offering this. Also, if you've viewed the builder's available homes without an agent, is it too late to retain one?

My duplex is on 1/5 acre [50'x188'], share a driveway with a duplex like mine that I don't own, no parking in front for 200'. Is this lot worth $76,000???

New Construction vs Established House: Going Green? Nothings Green-er than an already built home! Do you REALLY know the cost of those Window Treatments? How about those Shrubs? A Lush Lawn with no grubs, a Lawn at all? Priced a 6' tall Tree of any kind lately? The cost is in the THOUSANDS of Dollars. I've heard horror stories from buyers about unexpected expenses they incurred from not being "schooled" in these items. Also, chair rails, higher end fixtures, crown molding, ceiling fans? Something to talk about....

I'm reading that Memphis is a becoming a great place for someone to invest. Question is in a nicer area (not prime) how much can one find 2-4 unit properties for? Also what is market rent for these types of properties with respective bed and bath count. Thanks....

Are there any drawbacks to paying all cash for a home, other than not being able to claim interest on your tax return? I'll still be careful and hire a good inspector on my own. Does getting a mortgage come with any protections or anything that I'd be missing?

I want to buy a foreclosure but the bank seems to be asking for much more than they foreclosed on.

There are two different properties my wife and I like(we are first time home buyers), and each has the same predicament. I know the amount the homes were foreclosed for. The banks are asking a significant amount more than what they foreclosed upon. 1 home foreclosed for 60k and is listed in the 170's, and the other was closed for 105k and listed at 135k. both have excellent location and need minor work. Should I offer the amount they were foreclosed on or closer to asking price? Also, will banks ever help with any of the closing?

I am interested in buying a foreclosure, that is listed at 467,000 at the auction of the property the bank was authorized to take 347,000, and now the house had been on the market for a few months. Do you think they would take an offer of 350,000 considering what the threshold was before ?

With a bank owned property is it heard of to get the bank to pay closing costs?

I am looking at a home owned by a bank, and may possibly even try to use said bank for a mortgage loan, is it heard of and/or difficult to get the bank to pay the closing costs? Also, a little more info on the home, it has been owned by the bank since March. Another quick question, since it's been bank owned so long- do any of you think that it is feasible to offer well below offering price?
