Our budget is $150k, we're first time buyers, and we don't have a lot of money for a down payment. We've visited with a Mortgage Loaner and he said we are preapproved for a bond that would take care of down payment and closing costs.&nbsp;<br/><br/>&nbsp;The seller (we'll call her Debra to avoid confusion further down) isn't using a real estate agent and so we decided not to include a real estate agent as well to save money. The asking price for the house is $149k. BUT when we looked up the house on the county's website, it said it's worth $107k, but has the previous owner before Debra listed as the current owner. So that tells me two things. 1. This record isn't up to date. and 2. I have no idea how much this house is worth. Debra has only lived in it for one year and she has made quite a few updates to it. Said she was moving because she had met someone and they were going to move into a home out in the country.&nbsp;<br/><br/>Since there's a pretty big price gap between $107k and $149k, I'm not sure what to do from here. Do I need to ask her to have it appraised before I make an offer, or am I supposed to pay for an appraisal? How should I go about this? As we worked with the seller the would not budge on the asking price. We believe this is possibly due to them having knowledge of what we could pay. Is there any concern about my mortgage being considered a liability for her? Her name is not on the deed and the loan is not on her credit report. Its my undestanding that she can buy home in her name as long as her credit and income is sufficient. Our lender mentioned that the underwriters might have some questions since the rental property was on our joint return. Close on the new house is in less than a week.
