Home purchase price $290,000. Loan 100% financed using $13,000 from Calpers as down payment. She says that because Calpers this is the " 2nd loan with more risks" the <a href="http://www.zillow.com/Mortgage_Rates/">interest rate</a> will be 8.5% &nbsp;(quoted on 08/14/09. The Primary loan, including, the FHA insurance fee is $281,490.000 dollars at 5.625% interest rate. The PMI will be $304.00 dollars a month. I am a first time homebuyer who qualifies for a CHADAP 3.5% down payment assistance but she said I could not use it because the Calpers is not considered my required 3.5% down payment personal contribution. The CHADAP underwriting guidelines clearly state otherwise. I showed her the guidelines and with apparent glee, she said, "nope, can't do". This loan officers strikes me as unethical, she has kept me in the dark about the loan options from the beginning but my escrow closing date is in two weeks. I don't have time to go to another lender and get loan by closing date and don't want to loose what I consider to be an ideal and safe town home for me and my 4 y.o. daughter. I also resent that she is blocking me from getting the CHADAP assistance when I deserve it as much as anyone. I am a tax payer who has been working since I was 16 years old and now am in the 25% tax paying bracket, and I am a divorced single mother with a high student loan payment. Can anyone advice me on what I can do to protect my interests at close of escrow or to have the terms redefined to a more fair deal? What type of professional can accompany me to closing that will protect my interests and that I can afford? I&nbsp;can't afford to pay more then $500.00 dollars.
