Estimates are WAY off. What gives?

Looking around the San Francisco bay area prices and they are way off. In the south bay I'm seeing prices off by 20-40 percent to the high side. Did Zillow lay off the guy responsible for the estimate algorithms? They are so far off that when a house sells at market they are *noting the house value is not included in the estimate because it appears skewed, when in fact it was the market price.

I have been living in this home for10 years. And I plan to move to a better school district in less than a year.Am I violating the deed of trust of occupancy if I fiance my current home and my next purchase as primary resident.

La Jolla, CA.----Bay Area home sales bucked the seasonal norm and fell last month from July, though they remained higher than a year ago for the 12th consecutive month. The region's overall median sale price also declined as a greater portion of sales occurred in more affordable areas, a real estate information service reported.

A total of 7,518 new and resale houses and condos closed escrow in the nine-county Bay Area last month. That was down 14.3 percent from 8,771 in July and up 4.0 percent from 7,232 in August 2008, according to MDA DataQuick of San Diego.

Intero Real Estate Services. As a buyer, do I have an advantage, if I select my
agent from this company as well?

We cannot decide which town house is better for us considering the future house value appreciation and easy-to-find renters and neighborhood condition. A is brand new town house in 95112 (Modern Ice) and B is 5 years old town house in 95136 (Villa Bellagio). Appreciate your advices!

What is it like raising a child in the east foothills?

My wife and I are looking at a home we love in the east foothills. The home has great 'bones', a great view- but we are worried about what it would be live to raise kids there. We don't have kids now, but are planning on it.

Compared to other neighbourhoods where she might meet other moms pushing a stroller on a walk to the park, or going to the store- the east foothills seems to have less young couples, and with more car dependency- I get the feeling that my wife and kids would have a harder time meeting neighbours with kids, and it would be more driving to find a preschool we like etc.

Has anyone raised kids up there and how hard is it?

I was referred to a loan officer because she is an "expert" in Calpers loans, although she is known to be rude with a gigantic ego._She is doing a Calpers FHA loan. Home purchase price $290,000. Loan 100% financed using $13,000 from Calpers as down payment. She says that because Calpers this is the " 2nd loan with more risks" the interest rate will be 8.5% (quoted on 08/14/09. The Primary loan, including, the FHA insurance fee is $281,490.000 dollars at 5.625% interest rate. The PMI will be $304.00 dollars a month. I am a first time homebuyer who qualifies for a CHADAP 3.5% down payment assistance but she said I could not use it because the Calpers is not considered my required 3.5% down payment personal contribution. The CHADAP underwriting guidelines clearly state otherwise. I showed her the guidelines and with apparent glee, she said, "nope, can't do". This loan officers strikes me as unethical, she has kept me in the dark about the loan options from the beginning but my escrow closing date is in two weeks. I don't have time to go to another lender and get loan by closing date and don't want to loose what I consider to be an ideal and safe town home for me and my 4 y.o. daughter. I also resent that she is blocking me from getting the CHADAP assistance when I deserve it as much as anyone. I am a tax payer who has been working since I was 16 years old and now am in the 25% tax paying bracket, and I am a divorced single mother with a high student loan payment. Can anyone advice me on what I can do to protect my interests at close of escrow or to have the terms redefined to a more fair deal? What type of professional can accompany me to closing that will protect my interests and that I can afford? I can't afford to pay more then $500.00 dollars. Thank you.

If a real estate agent does not respond, is there a way to make an offer directly to the bank?

It seems there are so many times listing agents simply don't respond. (Likely because the good ones are selling the homes.) If there is a property that I want, it is listed but the agent is not responding, is there a way to go around the bottleneck and make an offer?

Price of homes on one map

can I buy from Zillow print out map of San Jose or other surrounding cities which shows the current price of all the homes in that city shown on the map? Maybe it would be more than one page map. On the computer screen I can only see a small area.

I am planning to buy a house at San Jose area . I wish I can know the detail cost such like tax per year , garedn fee , agent fee and the other cost which occur per year . Also , I see the newspaper which describing the agent fee for seller 1% and return 50% for buyer . So I really confuse about it . During the process , does there have additional cost ? Also , what is the invest rate so far at San Jose area

I am a first time home buyer....A home is listed for 350k four on the same street sold between 300k-326K, what would u offer? The one directly across the street sold 300k in the same condition. It is a regular sale. Confused

10% Down on first home in Fremont, CA

I have a credit rating above 760, but only about 10% of the down payment to get the house (in the range) that I want.
1. Should I wait two years until I have the full 20%, even though housing prices are likely to go up by then?
2. Can I get a fixed-rate mortgage nowadays, July-Aug 2009, with only 10%, great credit score, first home. Where do I start? I have some Realator business cards...some referrals by them to a mortgage agent.

I have a piece of property in San Jose, CA that has an inlaw unit converted from a detached garage by the previous owner w/out a permit about 30 years ago. The property locates on a muti unit residentail zoning area. I want to know if it's protected by the grandfather law that it became legal after many years. If not, how do I make it into a legal unit.
