Buying a residence now..

I'm looking to buy a residence in the following months. At this point I can afford a co-op with 20% down and will save a bit more before I commit. I just had a couple of questions I wanted to get a consensus on.

1) I live at home and pay no real rent, I contribute but nothing significant to speak of.
2) I went to a conference hosted by Schiller (as in the guy they named the pricing index after) in July/August, and by his estimations, housing prices had another 20% to fall at least. This was before the credit markets froze etc.
3) I lean towards the "timing" side. I am not trying to time the market, but i like a classic analogy: If you are on the train tracks and see the train coming, you're not going to stand there and get hit head on.

I understand that real estate is local, however the economy is also local, and i am looking to buy a residence in south east yonkers. With everyone losing their jobs, I'd imagine i have some leeway with the price. I looked at the average prices for a co-op and they were ballpark 130k for a 1 bedroom. I estimate that from last quarter they fell about 5% or so leaving at least another 15% to go, I'd like to make an offer of about 115k (I think this is reasonable considering the factors, though i'm sure several people will disagree).

I eventually want to have kids in a couple of years and my fear is this:
1) do i buy a 1 bedroom in the next couple of months
2) With all the debt we financed, rates are going to go through the roof. If history is any indication, we'll easily hit double digits. If this happens in the next couple of years, I'm going to be SOL trying to buy a bigger residence.

Thoughts?

Where can I get a free list of forclosed homes in New York or New Jersey?

I want a pre-forclosed, forclosed, bank owned or sale by owner home, everytime I look online I am told the list are free but the sites want my credit card info. Is there any way to fet a real free listing. Are there forclosure tours for people?
