At this point I can afford a co-op with 20% down and will save a bit more before I commit. I just had a couple of questions I wanted to get a consensus on.<br/><br/>1) I live at home and pay no real rent, I contribute but nothing significant to speak of.<br/>2) I went to a conference hosted by Schiller (as in the guy they named the pricing index after) in July/August, and by his estimations, housing prices had another 20% to fall at least. This was before the credit markets froze etc.<br/>3) I lean towards the "timing" side. I am not trying to time the market, but i like a classic analogy: If you are on the train tracks and see the train coming, you're not going to stand there and get hit head on.<br/><br/>I understand that <a href="http://www.zillow.com">real estate</a> is local, however the economy is also local, and i am looking to buy a residence in south east yonkers. With everyone losing their jobs, I'd imagine i have some leeway with the price. I looked at the average prices for a co-op and they were ballpark 130k for a 1 bedroom. I estimate that from last quarter they fell about 5% or so leaving at least another 15% to go, I'd like to make an offer of about 115k (I think this is reasonable considering the factors, though i'm sure several people will disagree).<br/><br/>I eventually want to have kids in a couple of years and my fear is this:<br/>1) do i buy a 1 bedroom in the next couple of months<br/>2) With all the debt we financed, rates are going to go through the roof. If history is any indication, we'll easily hit double digits.
