Listing vs Zillow Zestimate?

I have a house listing which is about 40,000 more than zillow is showing as a zestimate. Is it realistic to have the price come close to what Zillow is stating? actually going with the range zillow is showing its btwn 40 to 60 thousand over priced.

short sale

Can you make an offer on a short sale for 10-15 less than list price and get it approved? Why do so many agents not want to show me the "BUYER" short sales? In my area there are only shortsales and forclosures available. Forclosures are going for 20k over the listed price, so it won't work for me, since my pricepoint is under 170 in Ca. So whats the deal with shortsales?

I've heard there's a lot of "shadow" inventory waiting in the wings, and I've heard there are more to reset in 2010-2011? Â The press paints a rosy picture for sellers locally, saying that the foreclosure inventory is nearly gone. Â What's really going on?

In the stat of California years ago i remember the law was that a listing agent was required to present to the seller all offers requardless of how far they were away from asking price and terms. The listing agent did not get to refuse to present an offer (as long as it had a deposit with it) and did not get to filter offers. A non listing agent could find a way to sqirm out of dealing with an unpleasant offer if they did not want to be involved. What are the present day legal requirements that all offers be presented. I know listing agents do not like to present low offers but that is reality in todays market. The real issue is what requirement must I fullfil that makes the agent liable for not presenting an offer, something to go to the board about with a formal complaint. I am interested is the required to present offer advise and am not interested in hearing stuff like I should take the agents advice on offer price: if I did that I would have paid way to much many times over especially in 2005 to 2007. If the listing price was a really good price some agent would have bought it long before i saw it. As many did in 2005 to 2007. I am interested in forcing the issue with listing agents that do not want to present a offer which is of course lower than asking and this is for REO properties as well as regular listings. Also it use to be a law in california that if an agent, either listing or selling, knew a buyer /offerer would pay a higher price that must be revealed to the seller, is this still true? anyone have any ideas of dealing with agents listing or buyers agent who just do not want to present a offer.

I want to buy a house that is only 29k than original builder's price on the south west. Husband is skeptical about the value dropping too much though. Original price was 271k and we made an offer for 300k. In 2004 the same house sold for 411K. Should we jump in?

How to get deposit back on new house that did not appraise for sale price?

Just got the appraisal in on the new construction we were buying and the appraisal came in 25k below the sale price. Sale price was 365 and appraisal was 340. They will do another appraisal but it will be weighed with the original so it isnt going to make it up to the sale price. Builder is not going to budge much, especially not 25k less. He is trying to get me to go through a local lender vs a national so he can get a fresh appraisal. I am interested to see where it comes in at but not sure that I can trust the new appraisal. I know things are set up to be independent so there are no inflation of prices but I can still see these things happening on a local good buddy good pal situation. I do not plan to pay over the market price for this house, especially when values are still going down. If I have to let the contract expire how do I get my deposit back? I have to think that I would be protected in a situation like this when the appraisal comes in so low and I do not have nor would be willing to pay the $$$ over the appraisal just to get the sale done.
