The listing agent did not get to refuse to present an offer (as long as it had a deposit with it)&nbsp; and did not get to filter offers. A non listing agent could find a way to sqirm out of dealing with an unpleasant offer if they did not want to be involved.&nbsp; What are the present day legal requirements that all offers be presented.&nbsp;&nbsp; I know listing agents do not like to present low offers but that is reality in todays market. The real issue is&nbsp; what requirement must I fullfil that makes the agent liable for not presenting an offer, something to go to the board about with a formal complaint.&nbsp; I am interested is the required to present offer advise and am not interested in hearing stuff like I should take the agents advice on offer price: if I did that I would have paid way to much many times over especially in 2005 to 2007.&nbsp; If the <a href="http://www.zillow.com/local-info/#metric=mt%3D18%26dt%3D1%26tp%3D5%26rt%3D14%26r%3D102001%2C394913%2C394806%2C394463">listing price</a> was a really good price some agent would have bought it long before i saw it.
