I am a first time home buyer who is buying a short sale condo and waiting to be settle.But I discovered that my lender must use their title co. in order for me to get the loan and settle. I must agreed to that but didn't know so much about it until now. When I offered for that house, I just remembered that I signed using seller's title co. At that time, my back up agent told me that usually buyers use sellers title co. Me being a first time buyer & dont know much, I singed it. Seller's title Co.was working on it & they are ready.
The settlement date is in few days, either party agrees to use other party's title Co. According to my agent, seller's bank attorney is telling my agent that they can take my lender to a court for it. My lender told me that seller's bank cannot force me to use their title co. I don't know which one is right.
Meanwhile, my agent is telling me that if I don't go to the settlement I will lose the earnest money & the seller's title fees. Another prob.is I really don't want to buy that house.I spoke to my agent about it and faxed a doc. about not liking the condo rule but it was already a day late. If I back out, in addition to losing the earnest money and seller's title fees, the seller's bank is gonna come after me for the differences.Ex,if they put this house back on market and the house sold it for less than what I had a contract with, they will collect the difference from me.Is it true?
I really don't want the house.Can they force me to buy it? I know I screwed up but I just want them to keep my money and leave me alone.

People have been discussing the subject of whether or not they should buy now or wait until home prices fall further. Since nobody has a crystal ball, timing when to buy a home is like trying to decide when to buy or sell a stock. Before the current economic hit, people seemed much more bullish about their opinions on buying or selling anything from produce to property.
Not so today. Just about everybody seems to be holding back, and nobody moreso than home buyers hoping to find a bargain, or at least not pay 'more' for a home than it might be worth next week.
With the confluence of factors currently in the real estate marketplace, you may find yourself waiting too long and see yourself in the rearview mirror wondering how you missed the deal.

Buying a condo in Baltimore downtown

Hi All,

I've been living in Baltimore downtown for almost 4 years now, and even otherwise I've been a city person. It's time for me to buy (my first house & hopefully before the end of this year) and I am unable to decide whether to buy in Baltimore downtown or move to the suburbs.

Suburbs are definitely cheaper and I get more house for my money, but I am guessing I will be a little bored in the 'burbs. On the same hand, downtown living is definitely expensive, but at the same time, downtown properties appreciate more.

I am 28, currently single and probably will get married in the next 3 years. I work very close to downtown (3 miles). What do you guys suggest - should I move to the burbs or should I stay in the city (till I can!) keeping in mind both short time and long time interests?

Please suggest - I am so confused!!

Property taxes in Baltimore - first time home buyer

I am shopping for a title agent in Baltimore, and one of my prospects told me this:
"The recordation taxes and transfer taxes on the seller's side are exactly half according to the purchase price, however as a first time home buyer you do not pay your half of the state transfer tax and the city gives a credit to the buyer for occupying the property."

Is this true? I can't find anything like this online that I would qualify for.

Decrease in foreclosures

All I read on Zillow is how there is supposed to be another huge increase in foreclosures on the market. Where are they?? I haven't even seen many new non-foreclosure houses on the market. Same overpriced crap day after day...When is this big overload coming? Even the short sales are sticking to their over priced numbers.

I can't find the heat maps any longer - where did they go?

Originally you could overlay the heat map on the map you were currently viewing, and that was great! Then that functionality disappeared and there were some static heat maps available which wasn't exactly what I wanted but still allowed me to get an idea of how expensive homes were in what areas in the DC/Baltimore area. Now I can't find any heat maps and I would really like to see areas where we could afford to buy.

buy short sale or wait for foreclosure?

After reading posts, it seems that the turnaround on a foreclosure is much quicker than a short sale. I have a short sale home I would like to put a bid on but should I ride it out and let it be foreclosed on to quicken the process. I could survive if I lost the house, but nothing is moving in Bel air, Md right now so i think I could wait.
