Thinking about buying a short sale property ?

ASK THE AGENT/BROKER YOUR WORKING WITH THESE QUESTIONS!!!!

1. Have you completed a short sale?
Many agents DO-NOT have experience with short sales and have no idea how much paperwork and waiting is involved. If they haven't completed a short sale do you want to be there first? It is the single largest purchase you will make in your lifetime...

2. How long does it take?- Many short sales can take up to 3-4 months just to get an offer reviewed, denied, counter-offered or accepted. Do you have 3-4 months for an answer? If your looking to close on the sale of your home/investment quickly a short sale may not be a good option for you. It really depends on the bank your working with. Some can get the job done quickly...some take half a year!!!!!

I have a Pre-approved VA loan. Why must I pay an appraisal fee?

My loan officer called and said that I need to bring a check for $500 to have an appraisal done. She said that her bank would subtract this amount from any closing costs due at closing day. I am confused because she listed the $500 appraisal fee as a closing cost on the GFE, and under the VA, closing costs are not required to be paid.

Earnest Money

"Earnest Money" is "Down Payment" money just as in buying a car. Right or wrong? If right, and if Vets get 100% financiang, then why the earnest money? Also, like I said, I am looking for a two-family to help pay the mortage.

Your flash web page map is not updating correctly for me, and shows all the home prices in an area.

Is this a known bug? I updated flash and attempted to disable addons, but when i vew the maps, all the homes seem to show zestimates, and the filtering doesnt work.
