I signed the contract, the seller signed the contract, and my earnest money has been received and deposited in escrow. I'm currently in my due diligence period, which ends this coming Sunday. My inspection was this past Sunday on the 11th (that was the earliest inspection I was able to schedule). My agent sent my requests for repairs to the listing agent the following Monday. It is now Thursday and I have not received a response from the seller, which is making me nervous, to say the least.<br/><br/>In addition to all this, I frequently check Listingbook to see if the status of the condo I'm buying has changed, and it still hasn't. It still shows as readily available as the day I put in my offer. It was my understanding that the listing agent had to change the status of the property within 48 hours of it going under contract or else risk being fined. Is this the case? My obvious fear is that they are still showing the condo to other buyers, hoping to get a better offer, or at least an offer without contingencies. The HOA requires approval for everything including what you do in your backyard. We really wanted to put up a simple swingset for our kids and were told that the HOA would likely not allow that.
