where is a good location to buy 2 homes for rental(total $200K) in Atlanta, GA?

Planning to invest $200K in (2 homes) rentals in Atlanta. I need advice about the location. I am looking for clean/safe areas not far from jobs areas.

Our credit is poor, but we do have $10,000. I am self employed for 3 years and husband works for company. But have been late on home payments 3-5 times in the last year. That is why we want to downsize. We have $10,000 to put down on a home.

That is what county records say. The building was built in 03 - seems unlikely they would have done anything wrong with asbestos by then.

I am rephrasing the original question I submited regarding a joint venture, and supplying the repair work @ cost. I hope it was not interperated to mean that I wanted to be paid. What was meant by cost was, "you provide the materials," and I'll provide the repair labor at "no cost" and we will agree on a fair percentage for me when the property is sold. The property has to be hassle or upkeep free and in safe neighborhood. We are hoping to rent it out to the Tech students. Not interested in duplex, though. Is it possible to find any foreclosed or reduced priced homes now?

I just wanted to say thank you to all who read and replied on my questions/rants. I was a first time home buyer buying a foreclosure in the $100K range. It's been a long ride that took about 6 months. I should close this week and move a few weeks later. The help I got from Buying, Lending and the whole process was priceless. Zillow made this transaction a lot more stressless. I new the questions to ask and to stay on top of my people through out the whole process from the help of blogs/people. Thanks again you guys/gals are awesome......

Lease 2 Purchase 4 years ago will I still get tax credit or need a lawyer?

I am in the process of buying a house and closing in the next two weeks. I was contacted by a property managment company that I did a lease 2 purchase agreement with 4 years ago. I moved into the property and after 3 months my rent doubled. I read my contract and there was 6 situations where the contract became nill and void. I opted out of the agreement and moved 4 months into the lease. I called the company and sent them a letter with the keys. All was done and after 2 years I moved again and lost all the documents related to this. I get a call today from the property managment company and they need me to sign a quitclaim deed to get my name off the property. He said they are trying to sell it and need the deed cleared. My issues is this was 4 years ago and I was there only 4 months. The quitclaim deed makes it look like I owned this property for 4 years and me signing it over with todays date on it. I don't even know why my name would be on the deed or claim too. I figured after 2-3 years I had the option to buy the house. They called me twice and would even come to my work to get it signed. Will this cancel out the $8,000 first time home buyer tax credit. Should I get an attorney or is this a smaller problem then I am making it. I have found when people really want you to sign it's not good....Need advice....Thanks

Our combined score is high, separately one is very high and one is considered medium-high risk. Will they look at us separately, or is the score just averaged?

Do I qualify for 1st time Home Buyers tax credit?

I currently am on the deed for my primary residence, HOWEVER I have never had a mortgage related to this. My parents purchased the condo and put my name (along with my father's name) on the deed. Does this disqualify me from the tax credit?
From the FAQ on the tax credit:
"For example, if you have not owned a home in the past three years but your spouse has owned a principal residence, neither you nor your spouse qualifies for the first-time home buyer tax credit. However, unmarried joint purchasers may allocate the credit amount to any buyer who qualifies as a first-time buyer, such as may occur if a parent jointly purchases a home with a son or daughter. Ownership of a vacation home or rental property not used as a principal residence does not disqualify a buyer as a first-time home buyer."
