Should I take back over my house after a divorce?

I just went through a divorce and in the settlement my wife ended up receiving our primary home. Our relationship has improved greatly since the divorce and now she wants to move. My end of the settlement was that she was to pay me $25,000 in cash + other items. Now she wants to leave the area for a job and is willing to give me back the house. Here is the basic stats:

1790 SQFT home, new in 2005. Zestimate is $205,000 and I was told by local real estate agents it would sell easily for $190,000. She wants to sell it to me for $180,000. However, here is the tougher choice. She has not refinanced the house yet into her name. The loan is already in my name and we now owe $155,000 on the house. Basically I would take over payments on my loan and she would not pay me the $25,000 cash. I figure I could probably refinance the loan to around 5%, currently at 5.5%. I am quite confident I could rent for a little cheaper and not have to worry about maintenance. I love the house and I expect to probably be here for the next 3-5 years max.

What do I do? Thanks for any help.
