Please do not debate the merits/numbers, why someone needs a full service agent, etc.

Assume the following:
- Home price, post upgrades = $600K
- Lender closing costs = $5K
- Realtor "rebate" = $27K (4.5%)
- Buyer has 5% funds for down payment = $30K
- Assume lender selected/pre-approved. I rented an apartment for most of college, except for senior year (moved back in with parents), and so I'm wondering what would be best: going back to rent, buying a condo in the Dallas/Downtown area or buying a house in the suburbs. The reason why I want to move is because of location. My parents live in Denton area, about 45 mins from downtown Dallas and I work downtown Dallas mon-fri. I find myself driving for up to 1hr15min to get home after work and this is just driving me nuts. Not to speak of tollway fees and gas consumption even though I have a pretty gas efficient car. I absolutely love the idea of living in the downtown/uptown area, it completely fits my lifestyle so right now a condo sounds like a great idea because it doesn't look like it'll be as expensive as a house for a decent modern/contemporary condo and location wise it would be closest to my job than a house in the suburbs. Also, I'm single and have no kids. Buying a house scares me bc, like I said, I like contemporary/modern styles and they seem pretty expensive. Not to mention hidden costs of maintenance and etc (don't think I can handle that right now). Lastly, I'd plan on living there for about 3-6 years until I go back to school, get my master's, get a better job and by then I'd probably be able to afford the house I want. I just don't want to waste money on rent, I want to invest in something that I'll at least get something out of later. Also, if I should buy a house or condo, how much should I be looking to spend and put down as a downpayment. For a condo I'd be content with a 1bed/1rest, 2bed/2rest would be optimal. For a house, my dad says look for a minimum of 3beds/2rest and that would be more than enough for me. Please help!
