How is Briner Ln area in Hamilton Square?

Hi

We are looking to buy a home in the area around Briner Ln in Hamilton Square. It's in between Mercer St and Nottingham Way. We are wondering how this area is. Are there any reasons for concern that anyone knows about? Is the nearby firehouse noisy, or is it fairly inactive?

One thing that was pointed out to us was that there used to be a rubber plant/facility nearby and that it potentially poses an environmental problem.

Any information about this area would be greatly appreciated.

Housing agency's financial cushion sinks

I am posting an article about the FHA's low reserve levels. The Federal Housing Administration says its financial cushion has dipped to a dangerously low level but should remain above zero under "most economic scenarios." What does this mean for homebuyers and sellers? Could this be the end of low interest rates, 3% down? What are your thoughts? It could be the perfect time to buy... tax credit in effect, current low rates, plenty of inventory... time on the market in NJ has decreased by more than half since last year...

I have been considering selling my home. My son who is now in California wants the home to stay in the family. He would like to purchase the home and lease it back to us as well as live in his old room. The question is can he use the rental income from us to qualify for a loan? He got this idea from a TV show "Numbers" where the father sold the home to the genius son. Can this be done in today's market? We are in Northwest NJ, zip 07828. Thanks

What to do if a seller refuses to make repairs?

I am buying a house and after a home inspection learned that the house needs a new roof since the current roof is leaking into the attic. The seller refuses to make the necessary repairs and does not want to give credit. The house was not advertised "as-is". When negotiating the price it was done assuming the house is in move in condition. Is the seller obligated to make the necessary repairs since the house was not advertised "as-is"? If they don't want to make repairs or grant credit for the repair what can I do? Can I sue them?

What happens when the bank appraisal comes in below the negotiated price? I just recieved the bank appraisal on a single family home that I'm trying to buy and the bank appraisal was 10 thousand dollars below the negotiated price. Should I ask the seller to drop the price by 10 thousand? I assume the bank will only provide financing up to the appraised value and I don't have the means to shell out extra money. Why should I be paying over the appraised market value anyway?

Not able to close due to title issues

So I go to closing and they tell me the title insurance won't cover the title.

My lawyer tells me that's because the seller's mortgage company doesn't match what's on the title. Apparently the original mortgage company sold their mortgage to another bank and theirs no documentation yet that shows this. The banks are working on gathering the documentation until then I can't close. Am I missing something here I though this was supposed to be all done prior to close?

Nonetheless I signed most of the paperwork and my bank agreed to hold out for 24 hours to see if all the documentation surfaces. If not I'll have to start the whole process all over again once the get all the documentation straight.

If a property shows a listed price of 39k but the zestimate lists 279k which of the two do I go by?

The listed price for the foreclosure is the balance owed and sell price correct? And the zestimate is just to let the buyer know the current market value...am I correct?

Does the seller/seller's agent have to disclose if a home's construction is stick, moduluar or mobile home construction? This home is located in New Jersey.
