why are there so many agent listed properties under the for sale by owner section

I love your website and appreciate keeping up with the current value of my home. A few of our friends would like to find similar homes on the water, not only on a lake, river or bay but even at the beach. Unfortunately, when I've searched on Zillow.com for them there is no search option for either waterfront or beachfront properties. It also makes a considerable difference in the listings and price of a home. Would it be possible to add that option (with something more than "pond") to both the search criteria as well as to the listings? There is no way now for me to look for beachfront property when searching on your site for friends.

What is usually included in square footage?

A home I'm intested in advertises 288 more sqft than public records. It still says the same # of bedrooms, bathrooms, etc. so I don't see any additions. Did the way footage was calculated change since 1996 when the house was built?
