Using a Hard Money Loan to get a cash offer, then refinancing

The house that we want to buy will only accept a cash offer, has anyone had experience finding private money (and paying points to the lending) solely for the purpose of having a cash offer and then refinancing a few weeks after closing to a standard 30 year fixed mortgage before any interest is due? Would there be any problems refinancing in such a short time period as long as we're well qualified?

It will remain a rental building, however, and I suspect probably less than 50% of the current tenants will actually buy. Its older (maybe 1940/50), doesn't have central AC and the heat is not individually unit controlled. It is in a prime part of the city, though, and has beautiful views, great light and renovation potential.

What are the considerations (tax benefits, additional costs, etc) for setting up an LLC for investment properties (rentals in Maryland) ?
The condo fees have gone higher given the market conditions. Are there any tax advantages of paying the condo fee, can it be written off? Thanks.

Buying smalll 1-bedroom condo outside DC

I'm getting cold feet and need an unbiased opinion. I have the opportunity to purchase a 750 sq ft, 1-bedroom condo just outside of Washington, DC in Norhtern Va. The price is great, just over $160K, with $335 monthly condo fees, and two parking spaces. The fees cover most maintenance, the pool, 2 tiny gyms, 24-hour security, conceirge, all utilities execpt phone and cable. I would be buying this place from a family member, which breaks my rule of not doing business with family. Plus, I wonder if I am settling for such a small place, that I should take some time, work with a realtor to see what my options are in the current market in my price range (bigger sg ft, two bedrooms, so on) I am also worried about trying to resell such a small place. Am I being stupid for having doubts? Is this not a great deal that I would be foolish to pass up? I like the condo and see a lot of benefits living there for the next 5 to 10 years.

How long does it take to get pre=approval? I sent my w2's +payslips 2 weeks ago but nothing since!

Can anyone tell me how long it takes to get pre-approval? I submitted all the relevant documents (W2's; payslips; etc) and they've run the credit history check (i got notified by my bank of activity in that regard) and I received back the originals in the mail last week but I havent heard anything from the mortgage guy! I emailed him Friday to know how long it takes but got an out of office. Does it usually takes a few weeks? Once i get that am i then able to start looking for someting within that price range (assuming I get pre-approved!)?

Should I waive repairs required by "property condition" clause in contract?

Contract had inspection contingency and clause under which sellers warranted that the existing appliances, heating, cooling, plumbing, electrical systems and equipment, etc. would be in normal working order as of the possession date. Inspection uncovered several small items (totaling maybe $2,000) that are required to be repaired under the property condition clause. Sellers are refusing to do so. I need to decide how to respond.
