I am a 26 year old college graduate that has just entered the workforce. I work a typical 9-5 job at a great company - but this just isn't the right thing for me. I've dabbled in trading stocks and options but I really want to try real estate now (particularly flipping houses, renting, and tax liens).

I've been reading a lot about this stuff and checking out local properties using Zillow and other real estate tools.

My questions are the following:
1) How should I go about starting?
2) When I eventually purchase my first property and flip it, how does one handle the utilities and sitting costs of the property? (for example, I've finished flipping the property and now its on the market. If a real estate agent wants to show the house, I gotta have the utilities on so they can demo the house - how can I keep those costs at a minimum?)
3) I need to find a good real estate agent that is willing to work with investors. How can I get one without them asking me if I pre-qualify? I am only 26 and not ready to purchase (yet) but I am dead serious about looking at potential properties.
4) On average, how long should it take to flip a house?
5) And for whoever answers my questions - a question for you: Do you prefer flipping, renting, liens or Section 8? and why?

3 replies Thu, 21 Aug 2014 13:55:00 GMT http://www.zillow.com/advice-thread/Advice-Needed/555782/ 2014-08-21T13:55:00Z Lease with the option of purchase--good or bad idea and what should we watch out for? http://www.zillow.com/advice-thread/Lease-with-the-option-of-purchase-good-or-bad-idea-and-what-should-we-watch-out-for/438046/ My husband and I live in Texas. We are currently looking for a house to rent and I stumbled upon a home for lease with the option to purchase. From what I have read I understand that the legislation regarding these type of agreements or selling tactics has been changing and I am having a hard time deciding whether or not it's even worth our time.

7 replies Fri, 06 Apr 2012 03:41:00 GMT http://www.zillow.com/advice-thread/Lease-with-the-option-of-purchase-good-or-bad-idea-and-what-should-we-watch-out-for/438046/ 2012-04-06T03:41:00Z Interested in building a home http://www.zillow.com/advice-thread/Interested-in-building-a-home/394306/ I am interested in building a new home and have read that the best thing to do was to get a Realtor to help to get the most bang for your buck.
