Are there good areas of Bellflower, CA?

I am considering a home in Bellflower at Palo Verde Blvd and 183rd Street. The home I bid on is 1928 sq ft, for $415,000. THe location borders on Cerritos and is definitely a nicer area of Bellflower- but is Bellflower considered unsafe and if so, how much does this affect my resale value if my house is in the good area of a city that is known to be below average?

Hi I'm looking for a good reliable, thorough home inspector- please post recommendations! I am in the LA/OC area and am looking for a home inspector that will go on roof, go into crawl space/attic, for less than $300!

I am choosing between 3 rates, 1 point = 4150, purchase price $415,000, 20% down:
30 yr fixed, 1 point, 4.725
30 yr fixed, 0 point, 5.0
10/1 arm, 0 point, 4.6

I AM looking to move within 5-10 years (depending on how the market and interest rates are). Also I would PREFER 0 points to do some minor fixups. but it's not COMPLETELY necessary..

Please help! THis is my first house! THANKS!
