First time home buyer here. Could someone explain SF to me. Why are these homes so much cheaper?

SF = seller finance, right? I don't really understand that either. These are 3br, 2 bath homes in San Diego listed for under $50k. Really nice homes. I feel like i'm missing something or lacking information because the majority of houses in this area with similar rooms & sq footage are atleast $250k.

I am US Army Veteran also I am drawing SSI disability back problems on my own I qualify for $100,000 at 5.5 % in my county of San Diego there are first time home buyer incentives. Can anybody advise me where and how I should proceed to get my own place to live? I am 52 and have some 401 savings. I feel pressured to make move I just dont know what the smartest choice for me is. Fortunately prices have been dropping...I have excellant credit and need to make something happen very soon...but what? Thanks in advance for your thoughts and comments.
