How do you find a realtor?

Hi! My wife and I are are first time home buyers and we are just starting the process. I was wondering how do we find a Realtor? Through my work they have a loan for 91,000 to by a foreclosed home. There are restrictions on the loan but we meet all the qualifications. My credit is bad, one company is saying 600, the other two were 570, 580. I am on a debt management plan so all my debt will be paid off in January minus school loans which are in deferment. My wife's credit is also bad but not sure how much. She has some debt as well but it will all be paid off in January. My parents have offered us to stay at their place rent free, to save up for a house and get better credit. In 6 months we could save up 10,000 and a year we could do 20,000. The loan through work is only for buying foreclosed homes in fairfax county. I would like to meet with someone to talk about our options and what we should do to raise our credit. I dont want to stay at parents too long and i heard about some FHA loan requires no down payment. I appreciate all your help. I am in Fairfax County. Thanks in advance

We have a pretty good idea of what we want but a difficult time finding a home that meets our requirements. We are looking for a buyer's agent who will help us sift through listings, preview homes, and provide us with updated information about listings that may meet our needs

Should we refinance current home or buy a new home?

We currently own a condo but with a plan to have a baby soon and given the current real estate market, we are considering buying a new home. Here is our dilema. We can refinance our current condo (from 6% to 4.895% APR) which will save us approx $400-500 per month but if we do this, the lender will most likely require us to stay in the current condo for at least a year before we can purchase a new home w/ owner occuplied loan-this means we can't buy a new home and take advantage of the current market price. Alternatively, we can keep our current 6% loan and buy a new townhome that will have plenty of space for us to have a child. This option is attractive since we can buy a house with a low price given the current market condition and will have a home that has enough space. What should we do?

Is there a way to search for homes within a certain High School district?

On the map view there are a lot of very cool options to be able to narrow down the search. So many school districts boundary's are so out of whack I was wondering if I could search just within a particular school district.

Considering buying another house and renting my house but cannot find out how quickly the renting can happen. I have a good idea of what is being asked, just don't know who quickly houses are being rented.

Because I've heard the same thing for the past 24 months of falling prices. NOW is the BEST time to buy! But everybody I know that has fallen for that is in deep regret. They believed they were going to miss out on these really great deals, but in truth they weren't deals at all. Just discounts on houses that were double their actual value.

So I'm very confused. Is this the best time to buy? I keep hearing the interest rate excuse, but it's pretty much the de facto excuse for the past six years and gets really old.

Why is now the best time to buy, and were you saying the same thing a year ago?

Another problem with the new format, besides in general how I cannot find any of the currently popular threads are that after the post become "1 day" old. The threads get reshuffled.

For example. This thread by Klarek, if you click on it Silent_Observer posted before I did and my post is a response to his point. The problem is that if you haven't read this thread yet, you will get to the thread read the comments and say "what are they talking about", because the order of threads is not sequential. This is also an irritant for the "Answers" section, once the "Best Answer" is chosen. I realize that it isn't supposed to function the same as a discussion, but it does and therefore becomes difficult to follow when the "Best Answer" is moved to the top. Many times the "Best Answer" is built upon by the discussion.

I was told last year that THEN was the best time to buy. Also, a year before that, THEN was the best time to buy. I'm confused, and now everybody says that NOW is the best time to buy. Is it?

Is it true that you can't time the bottom?

When the bottom passes will prices automatically skyrocket and price me out? Because I like kicking back, letting the months roll by, and watching prices fall into the housing abyss. If I listened to any RE Agent's advice last year, I would be in big time trouble right now, next year, and five years from now.
