I don't have an agent. My offer is very similar to the primary offer, so I need a way to make it more attractive. In order to make an attractive offer, I'd like to propose to the seller's realtor that he represent both me and the seller, and that instead of the seller having to pay 6% in realtors fees, the realtor could represent both of us for a 4% fee (which is 1% more than he would be making on this house with the other offer), and give the remaining 2% back to the seller as assistance with closing costs or as cash.
