I remarried and sold my home in 2002. Can I qualify for another VA loan? I think I can as it has been over 3 years.
Also, credit not great as I was layed off over 1.5 years ago and trying to catch up on bills. Suggestions. I am now in process of finding myself in need of purchasing new home. Advise. In Pasadena, Ca.

If you break the Homes for sale by Price range, say by brackets of $250,000, it would be more efficient, the way it comes out is a waste of time and therefore only one or two screen are seen becuse gets bored, if I want to look for $100,000 homes why do I have to waste an hour looking homes for sale for 25 million, common sense is a virtue that helps to get better living and less stress all around and make it easier to find what one is looking for. Remember people are lazy physically and mental so you must become a lazy one to understand the other lazies. Offer smaller details an specifics, instead of a location only, aggregate few counties beside a location itself, etc, I believe it will have better impact on your site.
I hope you don't be upset with my comment, just trying to help lazy people like me.

Most folks negotiate directly with a builder. What value can an agent provide?

An agent generally get 3% fee from seller/builder. If you already narrowed down the home you want to purchase and the builder accepts broker cooperation, can you cut a deal with agent so you get half of the commission the agent gets from the builder?

I put in an offer/counter, etc. over a month ago and have heard nothing. Other agent thought he could get answer from lender within 30-60 days (as they had had a previous offer that fell through) --- but Counter then said up to 4 months. Should I ever expect to hear anything as the buyer and at what point/how long?

I am moving from the Palms area of West LA. It's not bad here but I'm near Venice Blvd and it's getting really bad with the immigration. I feel squeezed because if I want to go out for a reasonable price I have to go down to Venice and put up with the filth. I can go up to Westwood, Century City or S Monica which is nicer but then I'm faced with super high prices. No middle ground here. My wife and I am considering moving to Pasadena. When we visit it seems like a nice place that has a good urban feel but yet has nice neighborhoods and somewhat of a middle class remaining. Are my instincts right or is it deteriorating like the rest of LA?
Want to find a 1 or 2 bedroom condo in a nice neighborhood for around $300,000. We feel that somewhere south of Colorado between Fair Oaks (on the west) and San Gabriel blvd (on the east). Is this about right for a good neighborhood that is reasonable?

I'm getting sick of idiots who were all supporting free markets when their investment was going 'up'.... but now rebel against the free market since it turned against them --- yes, many of you 'rotting box on a plot of land' sellers --- pay attention..

In other words --- you are ALL capitalists until your investment FAILS... then you are ALL seeking PROTECTION from capitalism.

Yes... I welcome that all your overpriced houses go DOWN in value. But not once did I ever... EVER .. LOBBY for LEGISLATION that it go down in value!!

Why are you supporting legislation that takes from my pocket (and.. to use a cliche... but an accurate one... ), and from my daughters college fund as well? You people are not Capitalists... but your not communists either... I can actually respect an idiot communist... You guys are just greedy a$sholes that have no qualms in taking from your fellow citizens that have their own lives to live.
