I Submitted an offer for a REO properties more than a week for now but I haven't hear anything. What is the possibility that my offer will be chosen? How long should it take from them to choose?

Is it safe to rent a foreclosed house?

There is a recent posting on a foreclosed house for rent.
It doesn't say it's a foreclosed house until you call and ask about it.
The price is $1,340, which is way too cheap.
I called to ask about this post and I learned that I could simply rent or rent-to-own.
Is this a scam?

Buying a short sale with an hoa lien

We are under contract on a short sale that has a lien on it for back due hoa fees. In the contract the sellers said that we are responsible for the back due fees up to 3% of the purchase price. The problem is that we don't know what the amount is. Seller says he *thinks* it's around $2000. Monthly dues are $69. My realtor is saying that we cannot know until we pay to file some thing (can't remember what he called it) and that this won't be done until the end of the process. I'm feeling like this is a bit unfair. I would like to know now. Can the seller ask the hoa for exact amount? Is that unreasonable to ask of him? There is a $5000 difference between 3% of the purchase price and "about $2000" and for me that is a big deal. Also, am I able to negotiate the payment with the hoa? Say $4000 is due, can I offer $2000?

Investment Property to Rent in Riverside, CA Area?

I'm new to investing into property though I have money invested in stocks, 401k and currently have a home in Eastvale. I wanted to possibly purchase a home for under 150k where it would be possible to rent it out for passive income. I figured I would start off with an area I'm familiar with so I was thinking of looking at properties around UCR. How is the rental market in this area? I do plan on doing this all completely with a Property Manager as this is something I do not wish to manage myself. Any assistance would be greatly appreciated. Thank you again.

hello fellow zillowers,
I'm a 31 yr old single dad with a disabled child. I have a career job, financing a vehicle, have "a" credit card, I now have minimal debt, and am currently a college student taking two classes. I have a sum of money for down payment, only my credit score is below average...actually it just plain sucks. But I have heard from people on several occasions in worse situations than mine who are present day home owners. I''m sooooo jealous and want just one person to take a chance on me. Please, any advice is greatly appreciated.

I am looking to purchase a property in the Inland empire in so cal for around 290k. The other houses in the area are going for 140 - 220. This home is an older home in an older general neighborhood, but it is very close to a major mall and other shopping. The reason that this home goes for so much is because of its "paradise" like back yard. Pool, spa, built in outdoor bar, fountain, etc. Is it worth it to pay this much more than the general area is going for? This is a traditional sale. Any feedback would be great.

Really a question specifically for Robert Walker...

There has been some concern about NAR code of Ethics Article 15 violations on various internet websites including this one by an Agent in Long Beach, which would be Los Angeles County, not Inland Valleys, but Robert is also an agent for Los Angeles county as well as Orange County, Riverside County, and San Diego County. (I don't know why he wouldn't also do San Bernardino County as that is closer to Riverside than San Diego).

So, can the Grievance Committee for the Inland Valleys address LA county violations? And if not, will Robert file a complaint in one of the areas where he is a member of a local board?

After reviewing answers from previous questions i have asked on zillow, there is a very small chance i would like to a house in the near future. I still would like to gain some experience in the real estate market, so i decided maybe I should buy some land.

Can you give me should good information on investing in land and property?
I also do not know where i should buy land?Any good recommendations, is it hard to buy out of state?

And do you just put one full payment down or if you can pull out a loan to buy the property? I have heard mixed answers to this question. what do you recommend if I currently do not have much cash, i only have about 11k.

Some other questions are is Land very similar to the housing market, does it usually follow behind with prices, or did it just stay constant in the recent housing bubble?

And lastly what are usually the ROI of purchasing land with under 10 years?
