Upkeep in common areas is acceptable and maint reserve fund appears workable from&nbsp;recent independent study. Can't determine why other units aren't selling. What should I look at to determine if there is a problem that we haven't uncovered. How concerned should I be about the other units not selling? The premium unit really out-classes all the others. He recently showed us one in a particular neighborhood we liked, house not so much. While he was showing this property to another potential buyer another resident of the neighborhood approached him and asked about selling their house. He brought us to see the home and we love it. We want it. However the owners wanted an appraisal performed first to&nbsp;determine&nbsp;the value and selling price. We are still waiting to find out the magic number , but in the meantime we have found that the agent has NO agreement with the owners formal or otherwise. Now we find that they are hesitant to sign an agreement with him as they do not want to pay a 5%&nbsp;commission. I do not want to lose this house, as it is perfect for us. So, should I suck it up and agree to/ offer to pay a finders fee? Am I obligated to pay a&nbsp;commission? As they are not interested or willing to sign an agreement I want to approach them on my own, but I need to know what my obligations to the agent are. Is a finders fee acceptable if we handle the sale with the owners on our own?
