Comparables information for Puerto Rico?

I am looking to buy a primary residence in Puerto Rico, and I would like to know the price comparable real estate has sold in the recent past. Anywhere on Zillow I can find this? Thanks!

I have had a bad experience with a seller's agent and am looking for advise on what I can do about it. Here are the details:

1. I am looking for a house in Atlanta. I found one that I liked and made a lowball offer on it since its been on the market for 1.5 yrs. I did not recieve any response from the seller. In conversations with the seller's agent my agent communicated the maximum price I was willing to pay. Seller's agent indicated that it wasnt close to what was required to do the deal. 6 weeks later we found out that the house was solde for less than what we were willing to pay to a buyer who was represented by seller's agency - Dorsey Alston. I think this represents an abdication of seller's agents responsibility since he didnt reach out to us to get an alternate offer that could have been better.
2. We decided to let that slide because we were interested in another house in the sub-division from the same seller (and agent). When we made an offer on this second house the seller's agent told us that she would not submit the offer because she was negotiating with some one else. My agents reminded her that if the house was not under contract she had to submit our offer. yesterday we got a response form the seller that he will not respond to our offer since the house was already under contract. We suspect that the seller's agent did not submit our offer as soon as she got it.

I am going to contact the seller directly but am interested in advise on what else I can do t uncover this as well as report it if its unethical.

SOME PEOPLE WERE GIVEN RENT OR LEASE THERE HOMES. THE PEOPLE LIKE A HOME ALL TIME AND ALWAYS. SOME PEOPLE LIKE GET A HOME FOR RENT OR LEASE. WE HAD A BIG DREAM IN PAST, THERE IS OUR OWN HOME. Been separated from my husband for several years, but we're still friends. I want to purchase a piece of property in Puerto Rico by myself but they say I have to have his signature anyway. What's the big deal. I qualify for the property by myself. He does not have to be involved or qualify for. How do I work around this requirement, which is very antiquated -- we're in the 20th century now.

How can I filter for views of lakes etc

I would like a southern or western exposure home with views...not in the trees. I have tried to use the filters to look for lake and mountain views. Any tips for me?

Condo complex in decline?

I am looking at most $$$ unit in a 46 unit complex built in 1973. Unit is great (with a mind blowing view) but there are # of units on the market that are not selling (listed, removed, relisted, removed, etc). Only 1 unit has sold in the past 18 mos. I think as many as 10 have been on (and off) the market. Upkeep in common areas is acceptable and maint reserve fund appears workable from recent independent study. Can't determine why other units aren't selling. What should I look at to determine if there is a problem that we haven't uncovered. How concerned should I be about the other units not selling? The premium unit really out-classes all the others. It feels like we found a GREAT unit -- only it's in a "bad neighborhood".

Should we pay a finders fee or are we obligated to pay commission?

We have had a Real Estate agent showing us homes for sale. He recently showed us one in a particular neighborhood we liked, house not so much. While he was showing this property to another potential buyer another resident of the neighborhood approached him and asked about selling their house. He brought us to see the home and we love it. We want it. However the owners wanted an appraisal performed first to determine the value and selling price. We are still waiting to find out the magic number , but in the meantime we have found that the agent has NO agreement with the owners formal or otherwise. Now we find that they are hesitant to sign an agreement with him as they do not want to pay a 5% commission. I do not want to lose this house, as it is perfect for us. So, should I suck it up and agree to/ offer to pay a finders fee? Am I obligated to pay a commission? As they are not interested or willing to sign an agreement I want to approach them on my own, but I need to know what my obligations to the agent are. Is a finders fee acceptable if we handle the sale with the owners on our own? How much are we obligated to pay?

CALIF.-commercial property (resdential): is it legal for proposed buyer to make all necessary (roofs,walls,plumbing,etc.) repairs in order to secure loan? what garantee do i get, i any to be approved and if not how can i retrieve my money for repairs? plus there's an existing tenant-what to do about them?
