Web site will not list homes from one city or one zip code only as I requested. Web site problem?

When I enter Johnston RI or zip code 02919 to view single family homes for sale in that area, the web site lists several homes from various other cities including Johnston - is there a web site problem?

Is there any way to hide listings from RealEstateBook.com? Their listings are out-of-date or wrong.

For example, "14 Hudson Pl, Cranston RI" shows as "for sale" in Zillow, but is not actually for sale.

Just wanted to start a discussion and get some opinions on this. For those who haven't heard yet. At a conference earlier this week the secretary of HUD announced that they have come up with a way that qualified buyers can use the $8,000 first-time homebuyer credit as a down payment. Do you think this will finally push the fencesitters off?

My neighbor's home is for sale, and he's asked me why my purchase isn't being reflected on Zillow. My home closed 6/30/2008, but Zillow doesn't show this sale. A home on the same street is shown as a Comp with the closing sales data for 8/27/2008. Additionally, a home the next street over is shown as a Comp on Zillow with its sales data from 11/03/2008. How can I "prompt the system" to include my June 2008 purchase so that it may be included as a Comp in the Zestimates that are prepared for neighboring homes?

Purchase a short sale

I'm interested in putting in a offer on a short sale property that was just listed. The propert is estimated to be worth 209,000. It is selling for 169,900. My agent informed me that the bank won't drop on the price. It's a beautiful home. Would it be wise for me to offer full asking price with 3% sellers concession. I don't want to miss out. I looked at about 15 to 20 homes and this is the one. Please advise? Help1

A friend lives next door to a house that hasn't been lived in for two years. She said its for sale by owners, but I see no sign and I can't find any information about it online.

My husband and I don't want a pool. We live in New England and would hardly use it. We don't want to pay for the upkeep and would rather have the extra yard space. However, we found a great house that is perfect except that it has a pool. I would like to know if (and how much) a pool adds to the value of the home. If it does not add any value, we would consider buying the house and filling it in. Any thoughts?

Any advice? I am going to college a few hours away and cannot afford the gas for the commute, and I am also not eligible for on campus housing.

short sale under construction

How would you estimate the fair market value of a short sale home where the construction is not complete? It is, for some unknown reason, assessed by the town as if it were complete (assessor says he's under the impression it is 100% complet yet current owner didn't fight the assessment) yet there is not one room that is complete and actually a few rooms that are simply bare studs. And it also appears that the owner is in the construction business because some of the partial work appears to be left overs from other jobs--so stuff that is partially complete will actually have to be redone. How do I estimate the true price of this house--how to determine what to offer?? thanks

Negotiating a home tomorrow that needs a ton of work

Hello everyone,
I could really use some help here. We are doing a 24 month lease to own option on a house. We are going to pay a monthly rent for that term with the option to buy or extend at the end.

We are first time buyers, and are trying to make a smart move. The sellers want $165k for the house, it is 3 bedrooms, 1 bath, has a front porch and deck with an above ground pool, a fenced in yard, and is in a nice residential area.

However, the house needs a ton of work. It has been unoccupied for two years that they have been trying to sell it. The entire house needs to be insulated, it needs an entire electrical upgrade, you can see sunlight around the chimney, so that part of the roof needs to be flashes (other than that the roof is in great shape), the pool needs to be redone and rewired, and a bathroom window is broken. There are a few other things as well.

We are planning to offer them in the high $120's or low $130's, under the condition that we will take care of all the work that needs to be done with the house, they do not even have to do anything after the inspection is done before we move in. My boyfriend knows how to do everything and is a licensed electrician, so I think we will be able to accomodate the house over time. Do people think this is a fair offer or have any suggestions? They are offering us a great rent to own option, and the house is in a great area, just needs some love.

Got a couple of questions...when buying a house at a foreclosure auction that is occupied and the occupants do not appear to be moving, who is in charge of and who pays for the eviction--the mortgage company or me once I take ownership???
Also, what kind of problems if any do I expect from my mortgage company when I try to finance this house. For example, a mortgage company normally would require an appraisal of the property (inside and outside) correct--I mean how do they insure that the house is worth what I want to borrow?? Now how does an appraiser get into a house that is still occupied by less than hospitable former owners?? And what if any recourse do I have it they trash the place before they leave?
And what other issued might I expect. Any help is appreciated. Thanks
