But it doesn't have a separate/formal dining room. All it has is a dining area adjacent/open to the kitchen (it isn't a breakfast nook corner either). I'm trying to buy a house in DFW but not getting anywhere. http://www.zillow.com/advice-thread/Help-I%27m-trying-to-buy-a-house-in-DFW-but-not-getting-anywhere/489022/ I contacted a realtor suggested to me by a friend a little over a week ago. The first day went really smoothly. I was approved for an FHA loan for $100,000 and was told that we would start searching right then. I want to close on a house before June 3rd when the policy changed on private mortgage insurance. So far all I have received is automatic search results shot to me through email. I have notified her of 12 homes that I like but she has not let me know anything about them other than a response here and there that a house has foundation issues but haven't heard much on the other houses. Should I find a new realtor? She also told me that at this time that the market is for sellers and that I will have to offer list price if not more in order to close on a house. Is this true as well? Any help or advice would be appreciated. I currently own a home I bought for 220k two years ago but now the home is worth 360k. The reason I know this is because 2 of my neighbors just sold their home for that amount and we all have the same floor plan in the downtown Houston area. I'd like to sell the house and use the profits as a down payment to my next home purchase. The next home will be in the 200k and one story. After doing some research I seen that I will have to pay 6% to sell the house and pay 6% when I purchase my next home. If I am able to sell my house for 360k I'm looking at roughly 21k in fees and another 12k in fees when I purchase the next house. Thats 33k and that seems to me a huge amount. I'm not trying to say that there shouldnt be any fees but I was wondering if there was a way to cut down that cost. I'd like to put more money into the down payment. Is there a way to negotiate that amount?

My second question is there a way to purchase a home or come to terms with an agreement that when I sell my home I'll purchase the home I'm currently interested in? Reason I'm asking is because right now I wouldnt have the money for a down payment on the next home but when me and my wife sell our home we would like to move right into our next home instead of finding a place to stay temporary until we find one.

Also will I have to pay a capital gain tax on the house I'm selling? It was my first home and the reason we are selling it is because we plan on starting a family and would like to switch from a 3 story to a 1 story home.

Some info on me that you might need to know to answer these questions
House is under 2 names. me and my wife
our income is approx 150k combined pre taxed
we have no loans or bills except our mortgage
our credit score is 760-820

Thanks you

15 replies Tue, 30 Dec 2014 21:14:00 GMT http://www.zillow.com/advice-thread/buying-and-selling/570766/ 2014-12-30T21:14:00Z
