I recently drove up to Raleigh to visit a friend and saw a row of single family duplexes that look very good as investment properties and I am interested in knowing what the rent turn over is in the area and more importantly any information on the area and price relative to comparable homes in the rest of Raleigh and Cary.

Will be living in jersey in my current home, have enough funds to purchase another home as an investment, and i would like to purchase in north carolina. I am very unfamilliar with the territory and would like some advice on how to do this. Should i use property managers or what?

Is it wise to occupy a home before closing?

Although my loan was approved, I was notified at end of day the day before closing that because of a new regulation I must want 7 days after the loan approval in order to close. I was scheduled to move in 3 days but closing will not take place for another 6 days now.

Did you see NAR announcement?? 8000 Tax Credit can now be used as Down Payment with FHA loans !!!

Yes its true -- If you use FHA financing you can now get a Bridge Loan allowing you to use the 8000 Tax Credit NOW -- It was announced yesterday -- It was on Relator.org in the new releases section-- Make sure you call and talk to a FHA certified lender for more details

There are tons of great buys -- and you dont have to buy a short sale or foreclosure to STOP RENTING-- I understand if you don't have down payment or closing costs -- Some seller are willing to negotiate and the $8000 can now be used with FHA loans as DOWN PAYMENT -- Yipee Its even more possible!!!

I would like to purhcase a home for around 115k in NC. I have $ to put down and my debt to income ratio is very low. My big and only problem is that my credit score is at a 580! :( I was very irresponsible when I first got a credit card around the age of 18. I haven't been able to obtain any new credit over the past 4-5 yrs. b/c of that. I know I need to boost my credit score but it's hard when I can't even get a chance. I've rented from the same apartment community with NO lates ever for over 8 yrs. Needless to say....I would like to stop throwing away my money. Any suggestions?

Is it appropriate to ask for a Right of last refusal?

We are looking at a house and have made an offer the sellers consider a lowball. We don't think it is. The seller is very motivated. Would it be appropriate to ask for a "right of last refusal"? Is that ever done in real estate?

We love the house but just don't believe it is worth the asking price.
