My wife gets a traditional W2 and makes about 45K before her ESPP and other self deductions.

We own our own home and probably have about 100K of equity in the current market.

My credit score is 740-770 range. I would like to buy a investment property 200K or < and put between 50-100K down. This would be a rental basically. I have about 15K in revolving credit. So far Quicken and the other guys show me at about 60-70% monthly LTV or whatever the term they use, so I am having some trouble with a conventional due to lack of W2 on my end. We purchases our first home in November, and found out pretty quickly that the seller had lied about flooding issues in the Disclosure. For whatever reason, the inspector had failed to find the flooding issues during the inspection as well. Anyway, we discovered a temporary fix to the problem had actually caused more damage, a buckled support beam in a sun room, and water damage in several places. Worst of all, the cause of the problem was determined to be the fact that the rain gutters had not been cleaned for "5 to 6" years according to an expert. 200 to 300 pounds of debris and growth were eventually removed. I feel so hurt and angry, and this issue coupled with a few others have really caused me to hate the house now. Anyway, I'm not sure I can live here and it's only been a couple of months.
