We calculated how much we can afford, applied for a mortgage, were pre-approved, and made an offer. The offer was rejected a few hours later. I just found out that before the seller rejected the offer, the listing agent called our mortgage broker, said she was OUR realtor, and asked if our pre-approval amount could be raised if needed. However I do not need a so called full service broker. I am looking for a specific area (parts of long island&nbsp; in nassau county) and I do all the research myself. There is not really a whole lot of homes that come on the market in the area that I am looking and in the price range that I would like to get. We reserch most of the homes that do come in the market online first and then see them in open houses. So as a buyer agent your work is significantly reduced. We are pretty adept in negotiation (have purchased home before) and dont need agent help in determining the right price for the house.</p><p>So i am looking for a buyer agent who will give back commission rebate (btw these are totally legal in NY - i have met realtors who told it is illegal - clearly either they are out of touch or just willing to be untruthful).
