Quick Scenario:

We are looking fo rour first home to purchase in Tennessee. Currently we live in Antioch and we both are scattered with our jobs. I work in Brentwood, he works in Rivergate, our 5 year old son, who is in private school so school is not a factor, goes to school in the nashville/Antioch area. We both attend MTSU in Murfreesboro and we have no idea where to start looking for homes that would be convient for everything.

I love the downtown location however I am unaware of what streets are decent etc. We need somethign that I wont have to be worried sick if my son is outside playing in the backyard.

We are looking in the 150K area and need atleast 3 bed/2 bath with some sort of yard for the dog. Preferably 1500 sq ft.+

Any help on location primarily.

Short Sale Nightmare! I have been involved with a short sale home for 5 months. On Sept 12th all paper was given to the Management for final approval. Everything is ready now we are waiting for this. How long can we expect to wait?

Navagating for sale buy owner closeing

I am buying a for sale buy owner house in Nashville, TN and it is a short sale. We are using a standard TAR contract and a Title closing company along with a banker for the closing of the deal. Basicly it's an as is home purchase. What pit falls should we look for in closing i.e. extra charges, contrqact loop holes, ect. The contract seems so strate forward and we are not adding any clauses thet seem to complacate the process. So I am looing for good advise about how to be heads up in closing the deal. By the way- I am living in 700sq/ft with my wife and a dog and along with wanting a good deal we also are ready for a house and yard again.

I was looking to make an offer on a house, after looking at the house and also the floor plan I realized there was not a closet in one of the bedrooms. So technically it is a one bedroom home. How much less should I offer on the house?
