How updated is your information on your site? I called a realtor about a home that was listed and he said that information on that home is old and been sold.

Why are there differences in the available data

Why are different amounts of information available for 2 properties that are side-by-side? Does Zillow allow sellers of featured listings to suppress information?

2343 Traymore Rd, Richmond VA is a featured listing and has no information available

2351 Traymore Rd, Richmond VA is right next door, same county, built the same time, has a ton of info. Not only is there a zestimate, there is info about past sales, and the last several years of tax assessments.

I am fine if zillow's business model is to pimp houses for real estate professionals. As a potential buyer I am disappointed that is the model and feel the usefulness of the site to me is severely compromised.

From my POV, at the very least, the factual historical data should be available. Maybe you could allow the sellers to suppress the actual Zestimate and graphs and post a note about why the sales price is disconnected from the property tax information.

I have a contract with a closing date specified and that date has passed but closing never happened.

The seller's attorney and realtor were very slow in getting the papers put through - this ended up being a short sale and court motion needed to be filed. Attorney took his time filing and now the contract date has passed. Is this contract void?

We are trying to buy a house and are working with a Buyers' Agent. She contractually represents us. We have made an offer on a house that includes 3% commission to the Selling Broker (our agent) which is customary in our area. After a year plus, the Sellers are not pleased with their Listing Agent and have made it clear they do not plan to pay any more than 4% total commission. We do not know the terms of their Listing Agreement, although we suspect it calls for 6%, as that is also customary in this area. Needless to say, the Listing Agent is not a happy camper. She stated in an e-mail to our agent that she would be changing our offer to have the 4% split evenly between the two agents. So my biggest question is this: Can the Listing Agent, who is neither Buyer nor Seller in this transaction change the terms of the offer? Thanks fo any advice or thoughts. Time is of the essence!

Sellers in this market - out of touch?

My wife and I have been looking in this so called "buyer's market" for a month now. There are a lot of properties on the market - and a lot of them have been on the market for 4, 6, 8 months - even almost a year.

However, with the last 3-4 properties we've made offers on, the seller is barely willing to budge from their list price - despite comps showing the neighborhood is selling for significantly less..

I guess that's another part of the problem; a good part of the comps we often find from our Realtor are from almost a year ago - and this area has had the biggest drop in the past six months.

Part of me wonders if we're expecting too much, but on the other hand, if a house has been on the market for 120+ days, wouldn't that signify that the house is not priced right?

We've been coming in at about 5% under list with our starting offers (in the 275k-300k range), but sellers invariably come back with a counter of $5k off list and won't budge. We even had one seller stay firm, and they've been on the market for 220 days!

Another house was asking 299, but the comps showed all but one house (which was 300 sq ft larger and sold in December for 306k) in the 260-275 range. We offered 285. He wouldn't budge... Even though the seller's agent (weird) told us he has lost his job and is moving out of state! I know the problem though - he bought the place for $330+ in 2005. I don't see how that should affect me, though.

We're well qualified, have nothing to sell, don't put any extra contingencies in our offer, and are not trying to lowball at like 10% under the asking price.. Is the "buyer's market", at least in Richmond VA, a myth?

It certainly doesn't seem like it should be. Zillow shows 12,000 properties for sale in the West End / Chesterfield areas alone. What's the disconnect???
