My agent left all the amenities off the original contract abd blaming me for not asking her why?

We in in the processof purchasing a home. A Home protection Plan, Top of the line washer dryver and stainless steel applinces were offered in the sale. The agent ood and ahhd over all the amenities, but negelected to put them on the contract. She stated banks don't like personal property on contracts and those items have to be negotiated. Not knowing alot about contracts, we did not know these items were to be on the contract. The buyers were under the impression that we were not intered in these items. Now we are really not on speaking terms with the agents because this was a 4,000 dollar mistake. She has since contacted the sellers and got the home protection but stated the appliances have been sold except the refrigerator in which we can buy for 650.00. We tried to rescind our counter offer and send a lower price but the sellers rejected it. We went through the roof and contacted a lawyer and requested that since our agent made the decision not to put these items on the contract she should pay the 650.00 as well as replace the appliances that were sold. We spoke with the broker who was told it was our fault for not knowing to ask question about the contract. We love the home and don't want to back out the deal but we don't want to lose $4000 either. Advise?

If the listing states home protection plan and appliances included, what do I need to do?

A Listing offered HSA Home Warranty and all appliances included in the sale. We made an offer based on the FMV of the home and the items that we to be included. To our amazement our agent never put the items on the contract or the counter offer, so the seller sold them and is now not offering the home warranty. Do we have any recourse? If so, with whom? Our Agent or Seller?

Information on 7720 Shirley Drive is totally incorrect. It consists of 4 condominiums, Units 1-E,1-W , 2-E, 2-W. Unit 1-W recently sold for $360,000 and the price on Zillow is reported as $348,000. The taxes are in the $3.000 - 4,000 range per unit, not $9,000+

our job comes with housing and we want to take advantage of buying some investment properties while we can. We only have about $20k for a down payment, but we are being told that we need 20% for a non owner occupied loan. Is there anything we can do?

I am looking to buy a home in the Central West end area of St. Louis. There is a home on the market for $399,000. I asked my realtor to pull up comps but there aren't many that come up since there are ~10 such townhomes in the area and the rest are lofts, condos - which skews the comps. I checked zillow and the value is much lower (~280,000). Does that mean the home is way over priced?

I've been reading articles that buyers are purchasing homes for 25-35% less than the asking price. Is it feasible to ask for this kind of price with a foreclosure/bank/corporate owned property in St. Louis?

The State of Missouri has approved money for their MHDC Program specifically to aide in the purchase of foreclosed homes.
There is currently $4.2 Million available to provide downpayment and fix up assistance to purchase these foreclosed properties. They are calling it the Neighborhood Stabilization Program.
Here's the details:

Need to be a 1st time homebuyer
Still qualify for $8000 federal first time homebuyer tax credit
Credit of up to 20% of the purchase price up to $15k
Given as second mortgage, with 0% interest rate, forgivable after 5 years
Household income can not surpass 120% of the surrounding area median
Must purchase home for 95% or less of appraised value
Must attend 8 hour home ownership class
Must be primary residence
