how much is 2414 sq ft , 4 bed, 2.5 bath @ edge point dr home thats backing to vance jackson worth..?

seller price is 189K,... how much should i be bidding for a resonable deal. I'm doubtful of the market rebound for the next year and half. so just wanted to get the experts advice.

Apartment Lease

Hello -

My wife and I are in the process of getting pre approval and look to move into our first home in November (buyer tax credit). Unfortunately our lease is up in January. How common is it for someone like me to be able to get either the seller or the realtor to do a lease buyout?

I like a house very much and I think on buying it. The house I believe is actually larger than what is listed by more around 1000 square feet, because a patio was enclosed and a bathroom was added during the original construction. Also a pool and a tennis court were built bu it does not show on the appraisal. However, the owner says he notified the inspector of the changes at the time of building the house,, but they were not made at the appraisal's office. So it has 1 more room and one more bathroom and the other amenities.
When I buy the house, does anybody will know that the house is bigger and has more amenities? If that is the case I will have pay more taxes. Will there be any retroactive taxes to pay? Does the house need to be measured or appraised when I buy it?

Home Ownership in Unsettling Times

In times when everything else seems to be going up, vacations are being put off in exchange for the "real needs" of our household, and homeownership is being put aside as a distant future endevour. However, is it truly wise to put that dream in hibernation mode? I can't help but to encourage you - not to give into the slumber. Homeownership is still and will always be an important long-term investment and asset to hold and increase your wealth.

Not one of us in the real estate world or in the media can truly foresee changes in the market, like our human nature it is simply unpredictable. The truth is, the window of opportunity is wide open. During these fluctuations in the market, don't lose sight of the big picture. I can't help but to be in awe when hearing client testimonials of the tremendous wealth real estate has generated for average Americans. It makes me love and thoroughly enjoy my job even that much more! However, the true wealth will remain in the memories and refuge a home brings to us as individuals and our families.

The opportunity is here, will you give yourself the chance to grasp it? Or will you regret that you didn't even try?

Let's talk about the options. What's the worst that can happen? They'll say no and perhaps walk away with a guideline on how to get there, and it might be sooner than you thought possible. You'll never know if you don't try. Don't despair, this too shall pass.

Time flies, where do you want to be in the next few years?

I am in contract to purchase a short sale. I put a deposit down 3/27/09, locked in @ 4.5% ending 7/13/09. Contract states I can CXl if not closed by 6/30. Seller has 2nd lien unresolved for $40M. What to do? Do not want to lose my 4.5% rate. Can I still find 2nd property as back up in time? Any advice?

ok if we are purchasing our first home this month and we have already filied our taxes for 2008 would we have to wait until next tax season to recieve the tax credit? I heard there was a certain paper you could take to your tax rep and get the tax credit this year

How ethnically diverse is this neighborhood?

My husband and I are relocating with our 4 children to San Antonio next summer and have fallen in love with a housing floor plan offered by a builder specializing in this neighborhood. We don't want to be in an area that is primarily one ethnic group. Diversity is very important to us. Would this neighborhood suit our family?

Is the "government rate" the same as the VA loan rate?

I was given a good faith estimate on properties that I was interested in looking at and was told by my lender that they had locked me in at the "government rate," which I'm assuming is the same as the VA loan rate? I'm kinda confused because when last checked on the VA loan today it was at 5.0% but I was locked in at 5.3 something. They said it's just in case of a worst case scenerio.

Well, sorry to say but when the average consumer gets wind the bottom has fallen out it will be a month to two months after the fact.
If you are serious about purchasing today is the time to make your move.
Interest rates are still low, there are plenty of homes to pick and choose from and homeowners are more than willing to work with you on credit back towards closing costs etc.
Short sales and Bank owned usually will not allow for repairs or maintenance issues.
Non distressed homes will usually work with you to clear up any defects found on inspections.
