8000 Tax Credit and form 1040X and 5405

Hi,

In 2008 return, I used old address. Now I am filing amend for 2008 return for 8k credit. So I need to submit 1040X and 5405.
in form 1040X, should I use the old address (as I submitted on 2008 return)?
5405 is quite simple. We need to use my new home address.

if i buy a house & live in for one year, then rent it, and buy another, repeat every year or so ..

I can eventually have several rentals. I know I have to have sufficient I/D ratioes, and if I keep a good reserve of cash, and a decent cash flow on the rentals, it seems like it will work. Anyone who would like to let me know where my reasoning is flawed? I'm sure it has to be or everyone would be doing this, lol. It's my method of acquiring rentals thru a 5% downpayment strategy. I already have tow rentals this way, going for the third.

About Vesting on Title

Hi,
It's not a home buying process but it is somehow related. I am confuse about the vesting on title.
In "Community property with right of survivorship", if one co-owner dies, it automatically goes to another co-owner (between husband and wife).
But if both dies, what will happen?
"Last survivor owns property in severalty". But if there is no kids, who will that property? according to the will or heirs?

Hi,

I got a purchase contract now. I don't know what things to ask back from seller. My agent told me this is the competitive market and we won't get back things from seller. I am buying REO home so what should I normally ask credit from bank (seller)? I am thinking of asking minor repair cost, one year home insurance. Any other things in your mind or suggestion.

My wife as a co-buyer

Hi,
I am targeting to buy a home at 175K. My income is 45K/yr and I can down 20%. My wife and I have scores >750.
I am thinking of whether lander will approve the loan only with my name or not. Do I have to include my wife as a co-buyer if I choose 30yr fixed conforming loan? Some says it is required only for FHA. Any suggestion on that?

Rate Lock

Hi,

I am a first time home buyer and don't know much of the process. My freind told me during shopping for a home, they locked in the rate before the purchase contract. Is that true? When I talked to the bank or broker, I was responded that rate lock is best only after we got a contract? Any suggestion on that.

Hi,

I am now trying to buy REO Home. Some says better to go with reputable landers (such as famous banks) to get a deal or contract. What about going with Mortgage brokers? How the REO seller look at the buyer side? Will there be delay in contract? Can I ask pre-approval letters from both from bank and broker?

When I talked to one lender, he told me I just need to tell my score and they won't run my score again upto 45 days. Some says they will run it. Some says it won't affect anything for multiple runs, if I run the score for home buying? What should I believe? I Iam confuse now.
