for my husband and me and for my son and his wife and baby that is soon to come.we will need at least 3-4 bedrooms and 3baths. and a very big kitchen with lots of cupboards and drawers in the kitchen. and lots of cupboards and drawers in the bath-rooms,and lots of closets and storage room. who would hopefully qualify for first time buyer $8k. So I would like to sell for $80K. (Worth about $250k) She would live in one unit; other rents for $600/month. She has good credit, but only earns about $10k/year. Is this do-able? If I co-sign loan, can she still get the $8k?

What premium would you give an unfinished luxury townhome development with no amenities yet?

This is a development is a preimum location in Tucson. There are 9 units out of 41 built. No pool or other amenities yet. The developers say they have 80% equity and are committed to finishing the project. They just recently marked down the units but it seems a discount to the ask still seems reasonable. Advice?

as I am purchasing a FSBO. what is the standard protocol when NOT using a realtor or a lender and am seeking to use a title company. who pays what to the title company? is proof of homeowners insurance to be provided to the title company OR The seller?

My wife and I have cash (5% down plus closing costs, at least), good credit, and very stable jobs. The minimum we plan to live in a house is 3 years, and we don't mind renting the place out after that. So with $8000 from the gov't, 30% off neighboring home values, 5.2% fixed 30yr mortgages, and inevitable inflation soon, I'm considering buying. Only drawback: a mortgage (plus everything else) would be 2 - 3 times what we currently pay in rent. Anyone have advice? We're looking at northwest Tucson, AZ, if that helps.

My wife purchased our primary residence on her own. In July of 2009 we will have been living in the house 3 years. Together we are purchasing a new primary residence it will close in April, the 21st of 2009. Will we be able to take advantage of the proposed tax credit for first time home buyers? What is the rule for classifing first time home buyers? We will be renting the home my wife purchased on her own.
