I am interested in buying a 2 bedroom condo at the CA Highlands in Dublin. A two car garage would be nice but the one car garage is also fine. I'm an excellent buyer with better credentials than most. High FICO scores, 20% down and I have no house I need to sell either! In other words, I don't have the baggage that other buyers have and can move as quickly or as slowly as you need. I've been pre-approved with Bank of America.

Here are some key points..

- This market is crazy and many things are just not going to make any sense.

- I can guarantee you 99.99% of the listings emailed to you will no longer be available by the time you get here.

- Properties are selling in the blink of an eye.

- Properties are getting multiple offers within a few days of being on the market, the most offers I've heard a house had recently was 44 offers (I know, crazy).

- This market is crazy and many things are just not going to make any sense.

- 40% of all transactions are cash purchases, which makes it harder for the buyers who are financing to get their offers accepted.

- We have 1/2 the inventory we had a year ago and 4 times as many buyers as we did a year ago.

- Chances are we will have to submit several offers to have the chance of getting 1 accepted.

- This market is crazy and many things are just not going to make any sense.

- You will probably leave not knowing if you have a house or not because banks take 2 to 3 weeks to respond, because this market is crazy… you know the rest.

I have a home mortgage currently on an upside down condominium townhouse. I am also looking into possibility to invest long term (10 years at least) into a rental property (single house). In addition to the loan obtaining, finding tenants, etc. I am facing a bigger issue. How this rental property income and equity will affect my son's financial aid. Is there a compelling ways to invest into a rental property while having college students?

waiting on short sale lender's written approval

my agent told me that my offer was approved by the lender,
she got the news from the listing agent
who got the news in a email from the lender negotiator.

according to my agent,
the listing agent, and the lender is expecting me to start home inspection, and appraisal while i'm still waiting for the written approval

but my friends and family feel that its better if i wait till i get the written approval to start moving forward in the process. my purchasing agreement is contingent on getting the written approval (the timelines shouldnt start till i get the written approval)

but my agent is saying if i dont start moving forward the listing agent might just take some other people's offer (there are 3 back up offers according to the listing agent)

can they really just throw my deal out?
since it has been signed by the seller , approved by the lender.
and the agreement stated clearly that i dont have to do anything till i get the written approval? ( my agent said the lender doesn't care about what ever term i have in the agreement.)

need some inputs please.. :/

HVCC Another "Knee Jerk" Reaction for Real Estate Transactions !!

So although many folks out there in home buying land have NO clue, there is an on going issue with Appraisal , and Appraisers, Banks and what was in the past considered "Fair Market Value".
Of Late one of the many "Knee Jerk" reactions I have to coordinate while attempting to calm the fears of my clients is the HVCC or Home Valuation Code of Conduct. Although most of the Appraisers I have interviewed
agree with my position, they also agree to my opinion that the Appraisal Gods brought this whole issue on themselves. Do we really need to place
blame on the poor Appraiser? Come on, they need us (Real Estate Professionals) just as much as we need them!!
Then the almighty underwriter gets involved (Sofa / Couch Quarterback) after the fact, and Happily sends the first Appraisers work off to a "Review Appraiser"
Maybe even order a Second Appraisal at the expense of a Buyer.
Everyone is scared of their shadow . . . HVCC Sorry, Get a LIfe !

I bought my home when it was way overpriced, but at the time I thought if I didn't buy "NOW" I'd never get in. Now homes are at a price I can afford...but noone is willing to give me a loan. Any suggestions..I am a single mom and would really love to buy a home for my daughter and I at a more realistic price.

Can I get an FHA Loan for a Foreclosure?

There is a foreclosure for sale that I would like to purchase. I would to qualify for an FHA loan. The asking price is $695000. The home sold in 2005 for $1,200,000. It currently appraises for well over the asking price. I currently own a duplex that I would like to keep for investment purposes. Should I refi the duplex to get a lower payment to help with the loan?

I bought a home early this year as a first time home buyer. I am eligible for $8k tax credit. Lately , interst rates are fallen significantly.Now, I am thinking of refincing.Would I still be eligible for the first time home buyer credit?
