I've lived in North Hollywood for forty-seven years. I have watched the home values rise dramatically over the decades. But my house's value has declined quite a bit in the past few months. I think the 742 townhomes, condos and apartments JH Synder has planned for Laurel Plaza, and the mall/theatre/gas station planned for Valley Plaza will have a negative effect on an already overcrowded area. I wish they would have at least kept the small town look and feel of Valley Plaza by rejuvenating the area and attracting small business owners back. My house is one block from each Plaza. I worry that the growth will continue and eventually my house and neighborhood will get plowed down and used to connect the two Plazas to each other. I also worry about the parking and the traffic, and the effect of having so many high schools, not to mention the plan to move the park area into the neighborhood, instead of leaving it where it is (paralleling the 170 freeway).

I'm sure hoping so. I've rented here for three years and they're now developing this lot. So I bought a place nearby. Paid a high price but I've seen the neighborhood developing. Not as worried about the parking as I am about the traffic.
