Mark, Thanks.. I have been reading the NYC/NJ market and seen it has not gone down as much as the other areas ( or the national average). Do you think, it is gonna crash in 2009?

I love these blasts from the past. Â The "never ending battle" between high prices + low rates and low prices + high rates seems to have been another illusion.

House prices continue to plumment (everywhere except in Bergen, right Alps?) and interest rates are at historic lows.

And the worst is yet to come, especially for the NYC metro area, recently ranked by Forbes as one of the 25 markets in store for the biggest losses in 2009.

I'm so glad we can now bump ...

it's january 7th, 2009! wow, i'm glad i didn't buy when this thread started in November 2007... look at all the bozo's telling us that it was A GREAT TIME TO BUY!

prices are much lower now... would those same agents please come back and explain why it would have been better to buy in Nov of 2007?

I'm waiting for a house that suits our needs that we can stay in forever (absolute worst-case scenario housing total collapse and never appreciates enough again) for a price we can comfortably afford with a fixed-rate loan and 20% down.

BTW this isn't ridiculous - these same houses were well below the high end of the budget up until 2003 and are rapidly falling back there.

I am waiting for the house I want to fall into my price range for a 15 year loan. That's the only way I can protect myself from a true housing collapse.

According to some sellers, the answer is that we are not buying because we are looking outside of our price range and can't really afford it - but their prices are just fine.
