Your website disclosure clearly states there are "anomalies" detected in the transaction and provides a list of adverse conditions which could cause potential buyers, appraisers or banks to think twice before working with the homeowner. Your disclosure should clearly state, up front, that Zillow is unable to confirm certain information, but this could have nothing to due with any action or inaction on the part of the homeowner.
