hmm.. so if we are on our last sanding it may be that the floor is too thin? Maybe I will try to scrub it up first and then try light sanding with a hand held sander.

We had similar/same stuff on one of our floors, I think it's glue. When the sanders came in, they got it the adhesive up with the sander, but they did say it was a mother to remove.

We've been ripping out carpet room by room. Floors are not in super condition but passable. The do need a refinish but they will get us by for now..EXCEPT the upstairs hall. It has what looks like some sort of adhesive on it. Its black and gritty. Any suggestions on how to get this up? My husband thinks we got some sort of remover before that worked but I am not sure it was the same stuff we were removing. The other stuff was something they used to level a dip so you couldnt tell once the carpet was laid. This looks like it was used to attach some sort of material.

A lot depends on the type of wood that is stained. A maple floor is easy to sand and refinish, and the stains generally come out. In an oak floor, the blackish water stains can go down quite a way, and need a combo of sanding/bleaching befroe refinishing. We had pros do our oak floors, but we did the maple one ourselves.

We had our floors refinished and some were damaged underneath and in front of a couple of radiators. The company just replaced the single boards with the same type of wood and stained them along with the rest of the floor.
