Silver: this place is really having an effect on ya..........

I have a friend who bought her son a house near his university thinking they would buy an investment place and son could take care of it, cause he was such a good student and overall good kid.......well, partied hard and all.....in fact he had to drop out of school....partied so hard that one night while drunk he fell off the deck and almost broke his neck, was in a coma for a week and now is in rehabilitation and has memory loss from the brain injury he sustained from the fall.............even the best kids sometimes have trouble with the new freedom of being in school and on thier own. I wish your son well and hope nothing like this happens to your family.

I resent that comment since I went to USC (quite a few years ago), I didn't spend any money on hookers or drugs and I think I got a pretty good education. I own a BMW but I have no idea what "dubs" are.

Yes! party house! I'm 23 and that's all 90% of college students want to do...party, waste money on flashy cars, & name brand clothes..show off and have sex. That house will be ruined in no time. (Beer stains don't look good on carpet)& Just because you are "debt free" doesn't mean anything. What do you have in a retirement fund? How is college being paid for? How much credit card debt does your son have? If you lost your job, how would you pay your bills? I am not trying to be rude, just trying to open your eyes a bit. I actually think the unit house may be a good idea as an invesntment property, that's only if the numbers fit and you are able to rent it out for positive cash flow. However, I don't think you need to be supporting your sons housing situation (Just my opition!)

Do you own any investments? That is, do you have any income coming in besides from your paycheck? I suggest you & your son increase your financial intelligence, maybe read some books. I like kiyosaki's teachings as they are very simple to understand for beginners.

On a another note, I am deeply sorry for your son losing a parent at an early age. I lost my mother 6 months before I graduated highschool (2001) It's the worse feeling in the world! :(

Assumptions? I think I'm speaking for the majority of the people that you have offered your unsolicited bashing towards by saying we base our opinions on the numbers. For somebody that claims to have it all happily planned out, you sure have a piss-fit with those whose opinions you don't like. Fact is that we have been pretty dead-on with this market over the past year. Asshats that come here and belittle renters (some of us are, some own too) are nothing more than snobs who perhaps rightly fear that their crapshack of gold is losing value quickly, and that maybe it's our fault.

Liabilities? Party house? where is this coming from? I am debt free including the boat with the exception of $30,000 on the mortgage. I am buying a two unit home for my son because it is more cost effective than student housing and my son is putting his money as part of the down payment. Not worried about the value because we will be holding it for a long while. He is an honor roll student that plays ball and has always worked. Not bad for a kid that lost one of his parents at an early age. I hope he does have some fun in college because he sure as hell deserves a little. The only one on a high horse here is some of you with all your assumptions.
