Easy, they don't. Zestimates are based on similar condition of the comparable sales and what the tax/appraisal says its worth. The 'range' value, may be a better number to consider if the property is distressed for the neighborhood or way better than the neighborhood. I deal with rehabs and concider the zestimate more of what the property will be worth when remodeled and braught up to the neighborhood condition.

But what about all the upgrades ...

But what about all the upgrades and remodeling? Do you take that into consideration? does it increase the value of the house?
