As far as retaining an agent... Any reputable builder loves to work with buyer's agents. Over half of their sales are dependent upon buyers agents bringing their clients in. Just be sure to tell the builder up front that you are being represented by a Realtor.

First, call the builder and tell them you are not comfortable moving forward without an agent and ask if they will acknowledge and compensate that agent.
Beware of home trade in offers and read the fine print. It is possible they will roll in any "negative equity" from your current home into the mortgage of the new one. If you have equity in the home, then make sure they are giving you a fair "trade in" value.
