Many times the contract language will state "up to $xxx" for a specific item such as a warranty. Also the contract may give the seller the option of choosing the warranty company. Ask you real estate agent to check the specific wording. Laws and rules will vary from state to state but as a rule all parties have to agree to any modification of a contract.
