This is the time to buy and hold in Denver. In many investor clubs I get together with each month, there is a sense of urgency to buy everything you can right now while prices are low. Many long time investors have said the prices haven't been this good since the Denver market crashed 20+ years ago.

With our estimated population growth over the next 10 years, it's hard to think that real estate won't rebound and appreciate nicely.

It depends on what you are looking for? Most national articles and studies have Denver near the top of all markets. The market for buy and hold investors is "Red Hot"

The market in Denver is doing just fine. We have the majority of our sales happening in the under $200k range. Over $500k buyers will find many deals because that end of the market is very slow, due to the difficulty in financing.

Unfortunately we have a significant number of "short sales" listed, which buyers and agents find are very difficult to deal with, due to the uncertainty of the transaction actually closing. Purchasing a short sale requires patience and a very flexible buyer who does not need to be in a home by a specific date.

Relocation buyers usually don't meet this requirement, so for them it is important to deal with sellers who are not distressed.
