Good question. Mortgage rates on Zillow differ from rates reported elsewhere in many ways:

Up-to-the-second rates: Rates on Zillow reflect what consumers are getting RIGHT NOW, while others have pretty significant delays in their rate reporting. Yesterday's or last week's rates are insignificant, since borrowers can't get those rates today--they are gone.

Real rates: Rates on Zillow are from real quotes being given to borrowers. They are not just the typical “marketing rates” that are frequently published in newspapers and on many Web sites.

Best rate for you: Most importantly, you can shop for the best rate on Zillow Mortgage Marketplace, by anonymously submitting a loan request and instantly receiving lots of customized quotes from a network of thousands of lenders (not just 3 or 4).

Also, when you actually get quotes from lenders, make sure you say you want it to be a "quotation check" on your credit report, then it wont impact your credit.
