Yes, I know full well that there should not be any difference between a market based appraisal versus a financing base appraisal but...<br/>Of the two forms mentioned (yes, I'm a bit biased) you may get a better result with the agent based analysis.&nbsp; Agents will not only look at the recent sale history of comparable homes they will also look at the differences between those "comps" to your home, curb appeal, interior appeal including furniture layout, personal "stuff" that may be a distraction to a potential buyer, color schemes, minor repair items, etc., all in a effort to maximize the market value.<br/>It's like making sure your car is washed and vacuumed prior to taking it to the dealership to have them calculate a trade-in value.<br/>In a strong buyers market that continues to correct, it is important to look at both the current value&nbsp;and the projected value in 30-90 days. There is a home on the market in 2007 for a list at $895,000. The same house&nbsp;is on&nbsp;the market&nbsp;today for $595.000. It is still for sale so I guess they haven't found the true market value. Then again, they may know the value and not be willing to sell it at that price.<br/><br/>Good Luck.
