I ve been to that property. you should not make an offer that is no more than the price plus 10 percents of the price. It also depends on how much fixing you think u need for it....

They have accepted an offer on this one, it is now pending. We will not know what it actually sold for until escrow closes. There are alot more homes available in Anaheim under 300k and even 250k. Send me your criteria, size, area, max price, etc and I will send you a list of available properties and notify you of new ones when they come on the market.

Debt owed on the house has nothing to do with the listing price. SUe your own due diligence, look at houses nearby, avg income for that area, etc etc and you can easily determine whether that is a good price for the home. If that price is well under market conditions then that could explain many of the phantom offers, though there may be a few I doubt 40+. Charles is right, what is this "holding out" crap.......

It was foreclosed in 12/08. Bank is selling way below debt owed "as is". Agent says they have 40+ offers- I don't know why he is holding out! Since it's "as is" it may be difficult to know what it is worth without a proper appraisal and assessment of exactly what is right and wrong with the property.
