Well, since you posted this question on Zillow Advice, I'm going to have to chime in and say make sure it is posted on Zillow. We are getting about 9 million people to the site each month, so it is a great place to attract an audience.

You can post listings manually (just click 'tell us its for sale' in the left hand column of the home detail page) or you can use syndication services. Postlets was already mentioned here, but also consider vFlyer, Point2, and Listhub. Some virtual tour company will also syndicate your listings as well.

Finally, more and more MLSs are taking care of syndication for their members, but this is still a growing trend. I wouldn't assume your MLS automatically does this for you (I often see agent incorrectly assume this). Please contact them to double check. If they aren't, you may want to ask that they consider offering this service. There are many good ways for them to offer this service for free.

I would also consider social media, like blogging and twittering about your listings.

I use Postlets to generate my craigslist ad. That way you don't have to reload the pictures every time you re-post.

Some local agents have posted "Open House" ads on Facebook (look for link on bottom of Facebook page). The ads are targeted for specific areas and demographics and can be run for a specific time and for a specific maximum cost. The agents I've heard doing it have spent 10 or 15 dollars on a weekend and have seen a definite uptick in the number of buyers coming to their open houses.

I was going to try it this past weekend, but didn't have the time to set it all into motion. However I am planning on trying it in the next week or so. This sure beats what we use to spend on print ads in the local Sunday paper (which generate little to no response).
