This variance can be attributed to several possibilities. If the properties are REO (bank owned), you can see a wide range of activity as it relates to price. Some banks will try and get as close to market value as possible, while others are simply looking to liquidate as fast as possible. In this second situation, we typically see very aggressive price reductions.

We are also seeing short sale listings being priced far below market value. In many cases these amounts are not realistic as the lenders will only allow a home to sell for a certain percentage below market value.

Condition may also play a factor. Many homes in our market may look nice from the outside, but when you actually view the home, you'll find the interior destroyed. This is typically a result of people who stop taking care of the home after they are told they are going to loose the house.

I'm not sure I understand your questions Senni. What do you mean by 30 day price change? Are there certain streets and homes that you are talking about?
