What things do you want to improve? Do you want to do that work yourself, or have contractors come in and complete the work?

Have no idea if you can afford it with the information listed. If you do not do anything else combine those two mortgages. Terms on the second will always be high and banks want out of them in the first place.

Find a good broker in your area. If your in Indiana email me. Let the broker find out what your are looking for so they may present options.

You may also take a look at your local market.

If it takes $50,000 to make you happier - You may be able to move-up into a much better home for the same additional $50,000 investment.

Is it time? If you want it improved so you enjoy the property more it is. I'm not sure what numbers you are waiting for to do improvements. If you can afford it, and can stay within the values of your neighborhood, go for it. But remember, your home is worth what someone will pay for it when you are ready to sell.
