In my view, your best best would be to consult with a local experienced full-time realtor that knows the market history.

Love and Peace,
Francesca Mon, 18 May 2009 03:05:00 GMT http://www.zillow.com/advice-thread/Is-the-Zestimate-zillow-recommends-a-reliable-number/233305/ 2009-05-18T03:05:00Z All the previous answers ... http://www.zillow.com/advice-thread/Is-the-Zestimate-zillow-recommends-a-reliable-number/233305/ All the previous answers tell you not ot go exclusivley by the zestimates. I would not hang my hat on a Zestimate to justify your offer either high or low. You can use the range on Zillow, but I prefer to use the recently sold comps for houses like the house you are looking at, the median neighborhood info for the zip on the charts page and the general trend of new sales that you can get from your agent off the MLS. Those three things together is a much more reliable way to determine value. The seller's price is not the value, the value is what the market is willing to pay for the house. Do your research and base your offer on the other information available. Use your search engine to uncover complaints on Zillow and tons of stuff will come up. There have been several complaints to the FTC concerning the valuation tool Zillow uses. Several posts complain of zestimates that are not accurate.
